   MAINTENANCE SPECIFICATIONS & SERVICE AUDITS     

   Develop contract maintenance specifications for building owners and managers, customized to the type of building and to clients requirements, in lieu of contractors restricted proprietary contracts.

  Act as Owner’s representative in bidding and selection of a satisfactory maintenance contractor.

   Provide regular critical reviews of the quality of maintenance being performed by the contractor. Reports are primarily intended to aid the management’s capability of building managers who control multiple properties. Reviews can be quarterly or yearly and would take account of:

      Review the general performance of the installed equipment.

      General upkeep/housekeeping and compliance with contract     obligations

      Call backs/malfunction analysis compared with industry standards for     similar equipment.

      Conclusion and recommendations for short or long term.
